Our Homeownership Program is a partnership. Habitat provides affordable, low‑interest mortgages and tailored financing, while applicant families commit to financial education and contribute “sweat equity” volunteer hours.

Household income must not exceed 80% of Raleigh's area median income as defined by the U.S. Department of Housing and Urban Development. The most recent AMI limits can be found at raleighnc.gov. All applicants must pass background and credit checks.

Applicants may be dealing with substandard housing that is poorly built, damaged or inadequate; rent or mortgage that’s greater than 30% of their gross monthly income; unhealthy living conditions such as homes with mold and asthma triggers; or a home that is inaccessible for their disabilities.

Applicants must be US Citizens or Permanent Residents who have lived and worked in Wake, Johnston or Franklin counties for at least the past 12 months.

Once selected, homebuyers must partner with Habitat throughout the process. This partnership includes performing “sweat equity” volunteer service. Sweat equity can also include taking homeownership classes, volunteering in the ReStore, attending events and more. 200 hours are required to complete the program.

Habitat ensures that the monthly mortgage payments do not exceed 30% of the homebuyer’s gross monthly income at closing. Mortgage payments are cycled back into the community to help build additional Habitat houses.

Some of the necessary documents include: two forms of identification, pay stubs for the past three months and your last two years of federal tax returns. Additional documents may be required depending on your unique situation
Our application is free! If you meet the initial qualifications, you will be asked to cover the cost of a credit check ($40 for individual, $65 for co-applicants) that will determine whether you advance to the next stage.
Sweat Equity refers to the hours of work and personal investment you put into your Habitat Home. You'll work alongside volunteers and sponsors, take classes on homeownership and financial literacy, and build the confidence and skills you need to become a successful homeowner. Sweat equity can take many forms! You can build with us, volunteer in a Habitat ReStore, assist with administration, attend events, and more. 200 hours are required to complete the program.
No. Habitat serves families of all kinds, including individuals, couples, single parents, couples with children, etc. Anyone can apply!
This varies depending on your situation, but on average it takes about 12 months to complete all program requirements.
Our program is designed for first-time homebuyers; however, can still apply as long as you have not owned property within the last three years.
